2、预计下半年的楼市调控将适当加强.,Diagram,由于项目规划修改、报建及审批延误等因素的影响，上半年的商品住宅供应水平一直处在低位。今年上半年全市十区商品住宅的批准预售面积约在300万平方米左右，与去年同期的供应水平（347.25万平方米）相比略减,加上去年的成交量（924.65万平方米）大幅领先于供应量（694.45万平方米），市场多消化的面积高达230万平方米，市场可售的面积进一步减少，从而令到今年上半年的市场可售货量跌至多年以来的最低点,2006年上半年全市十区商品住宅的可售套数一般维持在3万多套的水平，而今年上半年的可售套数已降到2万多套水平，同比约减少1万套，即1/3左右,供应量同
3、比下调，市场供求不平衡严重.,Diagram,成交面积约减少了15%以上。其中，1-4月份成交281.57万平方米， 同比去年同期（336.40万平方米）减少16.3%,与去年同期相比，由于2006年成交业绩理想，基数较大 所以本年上半年的成交数据同比有所下滑,拖低全市平均成交均价，所以实际上均价涨幅还会更高,上半年花都的楼市出现大热，成交面积及成交套数大幅增加，其所占全市商品住宅的成交比例亦相应增加,今年上半年的商品住宅成交均价再次出现飞涨，同比上涨的幅度超过了25%,其中，1-6月份的成交均价为7386元/平方米，同比上涨约25.8%左右,价格迅猛攀升 缩量成交,Diagram,Theme
