3、加强现金 流管理对企业生存和发展至关重要。房地产行业对资金的依赖程度远远大于其他行业， 房地产行业作为我国国民经济中的支柱型产业，产业关联性强，资金需求量大，投放 集中，投资周期长，资金周转率低，受国家经济政策影响大，经营风险比较大，大多 数房地产企业除了自己投入巨资进行房地产开发外，还必须借助大量外部筹资来扩充 资金的不足。国内房地产行业本身融资渠道狭窄，致使房地产开发企业将资金实力、 资金管理、运作视为企业竞争力的重要组成部分，房地产现金流管理理应被摆在企业 战略发展的高度上。本文首先介绍了现金流以及现金流管理在财务管理当中的重要性，分析了房地产 现金流运行的特点。以BCD房地产公司为案例
4、详细介绍了该公司现金流管理的现状以 及存在的问题和原因分析，分别从公司经营和发展战略的角度针对BCD房地产公司存 在的问题拟建相应的措施和策略。提出现金流管理是公司战略管理的一部分，必须把 现金流管理提高到公司战略层面来做全局部署，遵循公司的战略发展进行现金流管理， 并且现金流管理也要为公司的战略发展提供决策支持。拟建了现金流管理体系，建立 了预算管理组织和预算管理制度，风险管理控制以及绩效考核评价等运行机制措施。 从发展战略角度通过对开发项目的择优选择，筹资渠道的有效拓展以及打造优秀的管 理团队和提高管理制度制定水平加强管理制度的约束性为BCD公司创建现金流管理的 优质的内部保障环境，为BC

However, when the cash flow happens
6、to rupture, the enterprise will get into trouble. Whats more, the enterprise will be faced with the bankrupt danger. As a result, strengthening cash flow management is very important to the enterprises survival and development. Capital dependence in real estate industry is far greater than other ind
7、ustry in China. As a pillar industry of national economy, the main characteristics of the real estate industry are strong industry relevance, strong demand for fund, dropping concentration, long investment cycle, low the capital turnover, great influence of national economic policy and big business
8、risk. Most real estate enterprises must use large external financing to expand the deficiency of the capital except spending heavily for real estate development by their own. The financing channel of domestic real estate industry itself is narrow, which cause real estate development enterprise viewi
9、ng capital strength, fund management and operation as an important part of enterprise competitiveness. Therefore real estate cash flow management should be placed on height of enterprise strategy development.This paper first introduces the importance of the cash flow and cash flow management in fina
10、ncial management and then analyzes the characteristics of operating cash flow of real estate. With the real estate company BCD for example, it introduces detailedly the present situation of the company cash flow management, the existing problems and cause analysis, After that, direct at the BCD real
11、 estate companys problems, it separates from the angles of business and development strategy to propose the corresponding measures and strategies.Coming up with Cash flow management is an important part of corporate strategymanagement. The company must put the cash flow management to the company str
12、ategy level to do global deployment and follow the companys strategic development to manage cash flow. At the same time, cash flow management needs to provide decision support for the companys strategic development. This paper proposes the cash flow management system and establishes the budget manag
13、ement organization, budget management system, risk management control and performance evaluation mechanism and so on. From the angle of the development strategy, this paper makes the preferred choice in development project, expands effectively financing channels, creates excellent management team, i
