2、rty A）承租方（乙方）Lessee （Party B）根据中华人民共和国合同法、上海市房屋租赁条例（以下简称：条例） 的规定，甲、乙双方在平等、自愿、公平和诚实信用的基础上，经协商一致，就乙方承租 甲方可依出租 （出租）的商品房 （房屋/商品房）事宜，订立本合同。In accordance with the Laws of Contract of the Peoples Republic of China and the Tenancy Regulations of the Shanghai Municipality （hereinafter referred to as “the Pro
3、visions55）, Party A and Party B, having reached an agreement based on the principles of equality, willingness and mutual benefit, hereby enter into this Contract on matters in relation to the Lease of the Property by Party A to Party B.一、出租房屋情况Condition of the Lease or PreLease Propertv1-1甲方 出租（出租）给
4、乙方的房屋座落在本市 E （区/县）路号（弄/新村）（号/幢）室（部位）（以下简称该房屋）。该房屋实测（【出租】实测）建筑面积为 平方米，房屋用途住宅，房屋结构为钢混O甲方已向乙方出示：Party A shall lease Party B the Property situated at（hereinafterreferred to as “the Property,）. 9、 at the time of hand over of the Property by Party A to Party B and when Party B deliver up the Property to Party A at the expiry of this Contract.二、租赁用途Purpose of the Propertv2.1乙方向甲方承诺，租赁该房屋作为泣使用，并遵守国家和本市有关房屋使用 和物业管理的规定。Party B warrants to Party A that the Property shall be used for Residential pu
10、ruose and follows the regulations of the State and this Municipality in relation to the use and management of Property.2-2乙方保证，在租赁期内未征得甲方书面同意以及按规定须经有关部门审批核准 前，不擅自改变上款约定的使用用途。Party B guarantee that during the lease term, it shall not alter the purpose of the Property without Party As prior written co
11、nsent as well as the approval from the relevant governmental department.三、交付日期和租赁期限Delivery Date and Lease Term3-1甲乙双方约定，甲方于2008 年7 728 口向乙方交付该房屋。【出租】房屋租债期自2008年7 月28 口起至 2009年7月27 口止。Party A and Party B have agreed that Party A shall hand over the Property to Party B before 2008-07-28.Lease The lea
12、se term of the Property shall be from 2008-07-27 until 2009-07-27.3.2租赁期满，甲方有权收回该房屋，乙方应如期返还。乙方需继续承租房屋的，则 应于租赁期届满前2个月，向甲方提出续租书面要求，经甲方同意后重新签订租赁合 同。Upon expiry of the lease term, Party A shall have the right to repossess the Property in its entirety and Party B shall deliver it up accordingly. 15、 in supplementary clauses.4- 2乙方应于每月28日前向甲方支付租金。逾期支付的，每逾期一日，则乙方需按 日租金的0.5%支付违约金。Party B shall pay the rent by the 28th of each month.
