2、问题与国家经济、社会稳定都息息相关。自从 2003 年中后期开始，房价的连年上涨更是引起社会各界的广泛关注， 过高的房价已远远超过普通百姓的承受能力，给人们的生活带来了巨大的压力，不但影响社会经济的发展，也影响人民的基本生活，带来了一系列的问题也引起了人们诸多的不满。加之近些年房地产市场内的投机行为也是一再的引起社会大众的反感， 因此人们希望房价下降的呼声越来越高。而政府出台的调控和监管房地产市场的措施更是一次比一次严格，房价能否回落、房地产市场能否稳定引起了人们一次又一次的热议。 本文以我国房地产市场发展现状作为铺垫，对我国房地产业广阔的市场潜力以及巨大的投资规模进行简要的阐述， 在此基础上
3、根据居民承受能力和社会各界对房价的看法两个方面说明我国房价偏高的现状， 接着展开了对高房价原因的一系列探讨，引出高房价所带来的诸多社会影响，分析政府对房地产业调控与监管的必要性并提出相应的研究对策。 关键词：高房价；房地产；住宅情况 I 摘 要 Abstract Abstract 20th century since the 90s housing system reform, Chinas real estate market is very hot, this major livelihood and national economic and social stability are c

Coupled with recent speculation within the real estate market is repeatedly drawing the publics disgust, so people want to fall in home prices is increasing. Government regulation and oversight o
6、f the introduction of measures to the real estate market is even more stringent than the last, house prices could fall, could stabilize the real estate market sparked heated debate over and over again.
