3、出台了有关限价房的政策。限价房是一种限价格限套型的商品房，主要解决中低收入家庭的住房困难，是目前限制高房价的一种临时性举措。限价商品房按照“以房价定地价”的思路，采用政府组织监管、市场化运作的模式。与一般商品房不同的是，限价房在土地挂牌出让时就已被限定房屋价格、建设标准和销售对象，政府对开发商的开发成本和合理利润进行测算后，设定土地出让的价格范围，从源头上对房价进行调控。我国的限价房政策自出台以来，各地在实施过程中出现了许多问题，致使该政策一直存在诸多争议，但限价房将是解决中等收入人群住房问题的有效措施之一，应纳入我国的住房保障体系。因此本文将通过对限价房的运作模式研究对限价房的若干运作问题提
4、出相应的问题。本文是从社会住房保障体系出发,第一部分绪论，主要阐述住房保障体系的相关问题，以此引出其中限价房的概念、内涵及意义；第二部分对限价房的性质、现有的建设模式和管理模式等相关问题进行合理的阐述；在限价房实施过程中出现了若干问题，第三部分对于这些问题进行分析并提出其解决对策；第四部分对限价房的建议进行进一步的完善。【关键词】 住房保障体系；限价房；运作模式AbstractIn order to further improve Chinas housing security system to meet the housing needs of ordinary residents, th
