3、为 年,自 年 月 日至 年 月 日。 The above property is hereby leased for a term of 1 year(s), commencing on and expiring on . 4.2租赁期满,甲方有权收回全部租赁房屋,乙方应如期交还。乙方如要求续租,须在本合同期满日前二个月向甲方提出书面申请,除了双方衷诚地协议续租的年期及租金外,双方将按于本合约相同的条款另行签订续租合同。On expiry of the tenancy, Party A has the right to take back the entire leased property

5、ave and except that the Parties shall negotiate and agree upon in good faith, the renewal terms and monthly rental.4.3 在租赁期满十个月后,乙方可以提前二个月书面通知甲方终止此合同,并同意甲方在此期间安排潜在客户参观该物业。After the tenth month of the tenancy, the Tenant may terminate this said Agreement by giving the Landlord two (2) calendar months

6、 notice in writing, and agree the landlord to show the apartment to potential tenant. 在乙方付清本合同项下规定其应该支付的费用后十五个工作日内全额无息将二个月保证金如数归还乙方。如乙方在已经办理了退房手续支付所有的费用后十五个工作日内未收到甲方归还的全额押金,则视为逾期未归还押金,每逾期一天超出归还日期后未支付,乙方须按日加付租金 0.33 %的滞纳金。The two months deposit shall be returned to Party B in full within 15 working d

7、ays after the check-out procedure has been handled. If Party B did not receive the full amount of deposit after Party B has already paid all the relevant expenses within 15 working days, Party A should be liable to pay a penalty fee equal to 0.3% of the rent per day. 五、租金:Rent:5.1 双方议定租金为每月人民币 圆整包括

8、物业管理费,发票税金,有线电视和卫星电视安装和使用费,电话及宽带的安装费用。The rent agreed to by both parties during the lease term is RMB per month inclusive of management fee, invoice tax, cable TV and satellite TV installation & usage fee, telephone installation, broadband installation fee.5.2 乙方应提前支付甲方每月的租金,应在每月的第 天或以前汇至甲方指定的银行帐号,支

9、付租金日期以乙方汇出日期为准。乙方应以人民币形式支付租金。甲方需提供租金的付款通知单予乙方。Party B hereunder shall pay each months rent in advance, on or before the day of each calendar month, by transferring the amount of such rent to a bank account designated by Party A. The date of transfer shall be the date of payment. Party A shall provid

10、e debit note on rental. 乙方须于 年 月 日或在此之前,支付从 年 月 日起至 年 月 日(包括首尾两日)的首期租金人民币 On or before , Party B shall pay to Party A the rental for the period from to (inclusive), in the amount of RMB .5.3 如租金逾期支付,每逾期一天超出付款日期后七天仍未支付,乙方须按日加付租金0.33 %的滞纳金。如超过三十天15天未付则视为乙方自动退租,构成违约,甲方有权收回出租房屋,并追究乙方违约责任。If the rent sha

11、ll be unpaid for seven (7) days after the rent shall become due and payable, Party B shall be liable to pay a late penalty fee equal to 0.3% of the rent per day. If the rent has not been paid more than 30 15 days after the due date, Party B will be deemed to have automatically terminated the tenancy

12、 resulting in a breach of this Agreement. Party A will then be entitled to take back the leased property and have recourse against Party B for breach of contract.六、保证金:Security Deposit:6.1 为确保租赁房屋及其设施之安全与完好及租赁期内相关费用之如期结算,乙方应在甲方提供该租赁房屋的产权证复印件(或预售/预租许可证)支付给甲方二个月租金额及管理费的租赁保证金计人民币 圆整,做为乙方确保合同履行之保证金,保证金的

13、支付日不得晚于起租日。乙方可以人民币形式支付保证金。甲方应在收到保证金的七个工作日内提供相应的正式收据给乙方。To ensure the welfare and good condition of the leased property as well as the prompt payment and settlement of all related charges during the term of the tenancy, Party B agrees to pay Party A security deposit equal to two months rent and manag

14、ement fee in the amount of RMB as security for Party Bs hereunder once the copy of ownership certificate (or pre-sell / pre-lease permit) of the premises is provided. Party A shall provide the formal receipt to Party B within 7 working days after receiving the deposit.6.2 除合同另有约定之外,甲方应于租赁期满或此合同提前终止之日且双方确认该租赁房屋的归还和乙方付清所有相关费用后的十五个工作日内将保证金全额无息退还乙方。Unless otherwise provided in this Agreement, Party A shall return to Party B the entire security deposit without interest in 15 working days after expiration of the tenancy or early determination of this Agreement and bo
