1、浙江大学硕士学位论文 摘要 SOAR杭州市房产信息管理分析系统的开发与设计 摘要经过9年的使用，原有的房产管理信息综合系统在杭州市房产业务及信息化管理中发挥了积极、有效的作用，但随着房产业务及管理的发展和深化，房产管理信息系统在应用范围、先进性、适应性、经济性等方面出现了诸多新挑战。房产业务管理需求在向各个方向扩展。房产业务需求逐渐走向深化，外延逐渐扩大。系统面临三个开发区的商品房、存量房等业务数据建立统一采集和发布的机制的要求，对萧山区、余杭区也需要逐步纳入数据联网体系，建立数据动态更新机制和分工管理维护模式。市政府和其他相关部门提供房产信息共享呼声也越来越高。还有建设部、省建设厅对房地产市
2、场监测数据和统计报表的报送要求,以及目前酝酿的全国房产权属登记信息联网，加强房地产宏观调控等工作部署，对房管信息系统提出了更高的垂直管理和服务要求。因此我们在杭州市住房保障和房产管理局“十五”信息化建设基础上，总结和分析房产业务开展过程中的现状问题和困难，针对业务、数据、服务、技术、管理方面“五个一体化”的要求，根据房产管理部门在房地产市场管理、数字物业服务房屋维修管理、住房保障管理、行政办公管理等应用需求，基于面向服务架构（service-oriented architecture，SOA）理论和技术，设计并研发了新一代的基于SOA面向服务的多层架构房产管理信息平台（简称“新一代”，英文全称
3、为“SOA Based Real-Estate Information System”，缩写为“SOAR”）。通过新一代系统，杭州市住房保障和房产管理局实现了“1213”目标，即：1个完善的统一基础数据库，2个行业标准，1个管理基础信息平台，3项行业示范应用。同时，新系统解决了现有系统使用中发现的主要业务和技术问题。如何发现问题，如何解决这些问题，如何开拓思路，发展创新，利用新技术，克服困难，围绕原有系统中存在问题的解决，建立新规范，建设新平台，推出新应用，这便是本文的来源和主旨。关键词：SOAR，房产GIS，以图管房，房屋登记，登记簿iii浙江大学硕士学位论文 Abstract Abstra
