1、上海市房屋租赁合同(英文)上海市房屋租赁合同(合同编号:)Shanghai Municipality Tenancy Agreement for Premises( Contract No. : _)本合同双方当事人:The parties to this Agreement are:出租方(甲方)Lessor( Party A )承租方(乙方)Lessee ( Party B )根据中华人民共和国合同法、上海市房屋租赁条例(以下简称条例)的规定,甲、乙双方在平等、自愿、公平和诚实信用的基础上,经协商一致,就乙方承租甲方可依法出租的房屋事宜,订立本合同。According to provisi

2、ons of the“Contract Law of Peoples Republic ofChina” and “Shanghai Municipality Leasing Regulation”(hereinafter refer toas “The Regulation ”),and upon the basis of voluntaries, equality andmutual benefits , Party A and Party B have reached a consensus to enter into this Agreement in respect of the l

3、ease of Apartment.一、出租或预租房屋情况Article One:General information of the Premises1-1. 甲方出租给乙方的房屋座落在本市出租实测建筑面积为 平方米,房屋类型为区 路 弄 号 室(以下简称该房屋)该房屋、结构为. 该房屋的宗地图见本合同附件(一)甲方已向乙方出示:1-1 Party A shall lease to Party B the property located in Rm, BuildingLane , road, Area(hereinafter referred to as the“Property ”),w

4、ith aconstruction area of _277.97 square meters( actual calculation for leasing),The building is for residential use and the apartment is newly-built commoditycomplex with concrete structure. The ground plan of the apartment is in Appendix One of this Agreement. Party A has already presented to Part

6、e is( is/is not, enters into this, Party A has) under mortgage.1-3.该房屋的公用或合用部位的使用范围、条件和要求;现有装修、附属设施、设备情况和甲方同意乙方自行装修和增设附属设施的内容、标准及需约定的相关事宜,由甲、乙双方分别在本合同附件(二)(三)中加以列明。甲乙双方同意该附件作为甲方向乙方交付该房屋和本合同终止时乙方向甲方返还该房屋时的验收依据。1-3 The use , condition and requirements of the common areas of thePremise , the existing f

7、it-out and the current state of additional facilitiesalterations of the Premises furnishing and additional facilities by Party Bare all listed in details by both Party A and Party B in Appendix Two andAppendix Three of this Agreement. Appendix shall form the basis of theacceptance inspection, taking

8、 place when Party A hands over the Premises toParty B and when Party B, upon the expiration of the lease term of thisAgreement , returns the Premises.,二、租赁用途Article Two:Purposes of Leasing2-1.乙方向甲方承诺,租赁该房屋作为办公 使用,并遵守国家和本市有关房屋使用和物业管理的规定。2-1 Party B undertakes, as represented to Party A, that the leas

9、e ofsaid premises shall only be for the purpose of office . Party B shall abide by relevant state and municipality regulations.2-2. 乙方保证,在租赁期内未征得甲方书面同意以及按规定须经有关部门审批核准前,不擅自改变上款约定的使用用途。2-2 Party B shall not unilaterally change the use of said Premises duringthe term of the lease , unless it received P

10、arty A s prior written consent and obtained the approval of the relevant authorities in accordance with regulations.三、交付日期和租赁期限Article Three: Date of Turning Over and Term of Lease3-1. 甲乙双方约定,甲方于 年 月 日前向乙方交付该房屋。【出租】房屋租赁期自年月日起至年月日止。3-1 Both parties agree that Party A shall turn over the Premises to P

Lease : The lease term of said Premises shall commence on and expire on3-2. 租赁期满,甲方有权收回该房屋,乙方应如期返还。乙方如继续承租该房屋的,则应于租赁期届满前 2 个月,向甲方提出续租书面要求,经甲方同意后重新签定租赁合同。3-2 Party A shall have the right to recover all leased Premises upon theexpiry of the lease term, and Party B shal

IfParty B wishes to renew the lease, a written intent must be made to Party Atwo months prior to the expiration of the lease term; subject to Party Asconsent , a renewal contract shall be executed.四、租金、支付方式和期限Article Four: Rent and Method of Payment and Deadline4-1.甲、乙
