2、的比例等，成为公司管理层的一项重要内容。房地产行业是我国的支柱型产业，同国民的生活是紧密相关的。近几年，中国房地产行业得到了前所未有的发展，并带动了与之相关联产业的高速发展，对我国经济的持续增长起到了积极和关键的作用。同时，房地产行业是个资金密集型行业，对资金的依赖性比较强，相对于其它行业，房地产行业的利润和股利分红更是可观。本文以房地产行业作为背景，以房地产上市公司作为研究对象对我国股利分配现状进行研究。首先，本文对股利分配的理论部分进行了阐述，包括股利分配的概念、类别、作用以及其影响因素；其次，对我国股利分配整体的现状和房地产行业上市公司现状进行了探析；然后从外部和内部影响因素两方面对影响

In recent years, Chinas real estate industry has been an unprecedented development, and promote the rapid development associated wi

Meanwhile, the real estate industry is a capital-intensive industries, dependence on capital are relatively strong, compared to other industries, the real estate industry profits and dividends dividends is impres

14、1.1 股利分配的概念与类别1.1.1 股利分配的概念股利分配是指企业向公司股东分派股利，是企业利润分配的一部分。股利分配政策是关于制定上市公司发布发放股利、股利支付水平和以何种形式分配股利的方针和策略。股利分配涉及很多方面，如股利支付程序中各日期的确定、股利支付比率的确定、股利支付形式的确定、支付现金股利所需资金的筹集方式的确定等。其中，最关键的是确定股利的支付比率，即指公司用多少盈余给股东发放股利，将多少盈余为公司留用，因为股利支付比率会影响到公司股票的价格。上市公司管理层在制定公司股利分配政策的同时，要遵循一定的原则，并且要充分考虑到影响股利分配政策的各种因素和公司所处的市场反应，使公司的收益分配合理化、规范化。1.1.2 股利分配的类别股利分配的类别即股利分配的支付形式。股利指股份公司按股东投资额从当期利润中支付一部分作为股东的投资回报，其支付形式有以下几种。（1）现金股利 现金股利是股利支付的主要方式，指公司以发放现金的形式给予股东回报。由于绝大多数低收入股东不愿承受风险，他们希望能得到稳定现金流，现金股利是实实在在能得到的，所以现金股利分配方式对他们来说是最受欢迎的。股利分配是传递公司运营状况的一个信号，当上市公司采用现金股利分配政策时，大部分股
