1、上市公司资本结构与经营绩效的实证研究 西南交通大学硕士研究生学位论文 第1页 !III i 捅 斐 自1958年的MM理论创立以来，对资本结构问题的研究就是学术界的热门研 究方向。国内外学者对影响上市公司资本结构的各个因素进行了广泛而深入的研 究，但所得到的结果却不相一致。有研究表明，不同行业间资本结构与经营绩效的 影响有所差异，笔者认为有必要选择一个典型的行业深入探讨两者之间的关系。自 2003年以来，我国房地产行业发展迅猛，它已经成为我国国民经济的“晴雨表”，在 经济中扮演着越来越重要的角色。我国房地产行业发展还不够成熟，相对于其他行 业，房地产行业资产负债率高，资金来源渠道单一，且严重依
2、赖于银行贷款，房地 产业特殊的经济地位和资本结构使得研究其经营绩效与资本结构的关系尤为重要。 本文首先介绍了研究的意义、对相关的理论文献进行了回顾，然后对我国房地 产业现在的资本结构进行了分析，最后以2003年前上市的房地产公司为样本，选 取其2003年到2008年间的数据，运用描述性统计、因子分析、回归分析等方法对 相关数据进行了实证研究。房地产业资本结构现状研究部分主要运用描述性统计的 方法，为得下文的实证提供背景基础；实证部分，笔者使用因子分析，选取影响绩 效的若干个指标，用因子分析的方法计算出了经营绩效；最后，笔者根据所选指标 的经济意义建立若干回归模型。 研究研究结果表明，我国房地产
