1、房地产开发企业组织结构及其发展研究-毕业论文 华东师范大学硕士毕业论文 房地产开发企业组织结构及其发展研究 摘 要组织结构对企业意义重大,犹如人的骨骼形成人体一样,组织结构支撑着企业的框架。纵观全球企业的发展,不难发现,任何一个获得成功的企业组织结构莫不处于变化之中。不管是企业外部环境的瞬息万变,还是内部环境的缓慢变动,都导致企业组织结构必须进行相应调整,否则企业将难以长久生存。 本文以大型房地产开发企业作为研究对象,介绍了目前存在的四种主要组织结构,并且深入分析了各自的优缺点。在此基础上归纳总结了组织结构变革趋势,笔者进一步提出了房地产开发企业未来适用的一种组织结构之一,期望能对房地产开发企
2、业的长远发展有所裨益。 本文的写作脉络如下: 第一章,主要介绍了目前房地产开发企业存在的四种主要组织结构:U型组织结构、M型组织结构、矩阵式组织结构、H型组织结构。首先阐述了每种组织结构的定义,然后画出组织结构图,最后分析了各自的优缺点。 第二章,主要从企业内外部环境两个方面分析了组织结构变革的原因。 第三章,首先阐述了组织结构包含的三方面内容:直线权力与参谋权力的确认、管理层次与管理幅度的划分、决策权的分配(即集权与分权);然后结合组织结构内容,详细分析了组织结构变革的三个发展趋势:组织结构扁平化、组织结构网络化、组织结构无边界化。 第四章,基于组织结构发展趋势并结合管理学家的研究,本章主要
3、介绍了房地产开发企业组织结构的有效选择之一?互为客户式网络组织结构模式。首先简要介绍了该种模式,然后从横纵两方面设计了房地产开发企业的组织结构,最后整合为统一的组织结构。 第五章,主要是对本文进行总结。由于互为客户式网络结构符合组织结构的发展趋势,理论研究已经成熟,实践中正在推广使用,所以本文对其进行重点介绍,但并不意味着所有房地产开发企业都必须采用该种模式。关键词:房地产开发企业 组织结构 发展趋势 互为客户式网络组织结构 华东师范大学硕士毕业论文 房地产开发企业组织结构及其发展研究 ABSTRACTOrganization structure is very important to en

15、师范大学硕士毕业论文 房地产开发企业组织结构及其发展研究 第一章 绪论 第一节 研究背景及意义 随着知识经济、网络经济时代的到来,经济全球化和信息化趋势已锐不可当,正成为新时代的表征。全球企业的经营环境也发生了巨大变化:市场竞争加剧、变化迅速,导致传统的组织结构已经不适应时代要求。美国 70%、英国 90%的大企业已经完成组织结构方面的变革,并且大多数取得了预期效果。国内,海尔、宝钢等国有大型企业也未雨绸缪,率先开启了我国组织结构变革之门。组织结构变革在其它行业已经逐渐风靡盛行,研究者也趋之若鹜。由于种种原因,变革之风刚刚开始吹向房地产开发企业。 改革开放以来,房地产行业发展经历起起落落,目前已经成为经济的新兴支柱产业之一,在国民经济发展中扮演举足轻重的角色。但是其不仅没有支柱产业的辉煌风光,反而目前的房地产开发企业内忧外患,处于水深火热之中。 如果将“121号文件”作为政府对房地产行业宏观调控的开始,自此各种规范性文件、法规政策相继出台,莫不以限制投机炒作为目的。至 2005年末,宏观调控已波及到各方面,深刻影响到土地、旧房改造、投资、开发、销售、租赁、利息、贷款、税收等方面。对普通老百姓而言,政府的宏观调控显然是福音,使得拥有一套房产的梦想更加切实可行;但是
