10、有权人必须严格遵守国家有关房地产的法律,法规和规章。三房地产发生转移(买卖,交换,赠与,析产,继承,划拨,转让,判决等) ,变更(房地产权利人法定名称改变或者房屋坐落的街道,门牌号发生变化,房屋部分改建,拆除,倒塌,焚毁使房屋现状变更) ,设定他项权利(房地产抵押权,典权等)以及房地产权利因房屋或者土地灭失,土地使用年限届满,他项权利终止等,权利人应当在规定的期限内持有关证件经房屋所在地人民政府房地产产权登记机关申请登记。四除发证机关及填发单位外,其他单位或个人不得在此证上注记事项或加盖印章。五房地产管理部门因工作需要检查产权时,房屋所有权证持证人应出示此证。六本证应妥善保管,如有遗失,损毁的,须及时申请补发。
