1、 住宅产业化研究 I内 容 摘 要 住宅产业作为国民经济的先导性和基础性产业，以其巨大的增长潜力，对其它产业强劲的带动作用，以及高投入、高产出、高消费等特点，必将成为我国国民经济增长的推动力量。 近几年，我国城乡住宅竣工建筑面积每年都超过 10 亿平方米，且在今后相当长的一段时间内，我国住宅建设仍将处于增量型发展时期。但是，目前我国住宅的生产方式仍然是传统的粗放型的、劳动密集型的手工建造，这就使得我国住宅方面取得的巨大建设成就是以高能耗、高污染为代价的。因此，推进住宅产业化工作，是实现住宅生产方式由粗放型向集约型转变、提高住宅质量的重大举措。本论文的研究主要从以下几个方面入手： 一是比较的国内
2、外住宅产业化发展概况，提出问题，找出差距。 首先通过研究国外发达国家住宅产业的发展历程和现状， 了解目前住宅产业的世界先进水平。接着追溯我国住宅建设发展情况，我国原有的住宅建设方式受计划经济体制与落后生产力的影响，施工以现场手工湿作业为主，住宅质量难以保证，生产效率低，属于劳动密集型生产方式；建筑材料、设备及住宅部品的供应，没有形成技术先进、规范生产、系列化配套的社会化供应体系。最后通过借鉴国外的经验，达到对推进我国住宅产业化工作的促进作用。 二是建立住宅产业化的运行体系，推动住宅产业健康发展。 将住宅产业化的运行体系分为框架体系和辅助体系两大类， 框架体系是住宅产业化工作的支撑体系，是整个运
3、行体系的骨架，而辅助体系是保证顺利运行框架体系和开展整个住宅产业化工作的必要条件。 三是研究今后我国住宅产业化推广过程中的工作重点。 首先，政府应该从本国或当地的实际情况出发，制定适宜的住宅政策。其次，从整个产业的全局考虑， 建立以开发企业为龙头的住宅产业链。 再次， 通过住宅建筑标准化、工业化的生产方式，改变旧的粗放住宅建设的生产方式，代之以集约型生产方式-住宅河北经贸大学硕士学位论文 II 产业化。最后，加强技术研发和创新、规范产业管理，保障住宅产业快速健康发展。 四是积极推动河北省住宅产业化工作的进展。 从河北省现状出发，总结出目前住宅产业发展过程中存在的各类问题，然后分别就各类问题提出

Such as huge growth potential, strong impetus functions to other industrial, high investment, high production leaves, high expens
5、e and so on. Because of these characteristics, the housing industry will certainly become the impelling force for our country national economy grows. Over the recent years, the completed residential housing areas in China have exceeded 10 billion square meters per year. And such increase is expected
6、 to continue for a long period. However, because of the traditional extensive and handwork building method, the great increase has been achieved at the expense of heavy energy consumption and serious pollution. So the modernization of the housing industry is a vital move to transform itself from ext
7、ensive production model to intensive model, and to improve the quality of residential building. The research consists of several parts as following: Firstly, after compared the housing industry development between the domestic and foreign, we can propose the question and discover the difference. Thr
8、ough researching the housing industry development course and present situation of the overseas-developed country, we can understand the world advanced level of housing industry at present. Then we will trace our countrys residence construct development situation. The planned economy system and backw
9、ardness productive forces way have influenced our countrys original residence construct. The constructions are mainly done by the scene manual wet work. It is difficult to guaranteed the housing quality. The production efficiency is low. The residence construct way belongs to the labor-intensive for

11、ousing industry work greatly. Secondly, establishing the housing industrys movement system, which will impel the housing industry develop healthily. The housing industry movement system has been divides into two big kinds, the frame system and the assistance system. The frame system is the housing i

The auxiliary system is the essential Condition to guarantee the frame systems movement and the entire housing industry works development. Thirdly, study the works key in our housing industrys following promotion process. First of all, th
13、e government should formulate suitable housing policies with the combination of our country or the local actual situation. Second, a housing industry chain with development enterprise as its leader should be established, considered from overall situation of the entire industrial. Third, through the
14、standardization and the industrialization of residential building, replace the old extensive production method with the intensive production method - housing industry. Last, safeguards the housing industry developed fast and healthily with the methods of strengthening the technical research, the inn
15、ovation and the industrial management. Lastly, impels the housing industry work in Hebei Province positively.Embarks from the Hebei Province present situation, we can summarizes each kind of question which exists in the housing industry developing process at present, and separately proposes some feasible solution measures.
