1、中信珺台工程项目采购供应商管理研究北京 理工 大学 工程 硕士 学位 论文 摘 要 目前, 我国房地产企业已进入一个快速发展时期, 一些区域性开发公司正进入大规模发展的阶段; 另一方面, 企业在经营管理中 , 尤其是项目采购供应商管理方面还普遍存在不少问题。随着房地产企业不断的扩张发展,项目采购管理显得尤为重要。 中信地产公司面对我国当前房地产市场发展的大好机遇, 已进入大规模、 跨地域扩张发展的关键时期。 为了顺利实现公司战略目 标, 工程项目的采购管理, 尤其在供应商管理方面也应更加重视。 本文通过分析总结国内外有关采购供应商管理的文献及专业资料, 结合中信?台项目采购管理实践经历, 对房
2、地产企业工程项目采购供应商管理进行了相应研究, 提出适合中信地产发展现状和行业趋势的供应商整合管理建议。论文主要研究内容具体如下: 1 房地产项目采购管理、 供应商管理理论综述及发展现状分析, 重点对房地产项目采购管理与供应商管理理论基础进行分析总结, 并探讨当前我国房地产企业工程项目采购在供应商管理方面存在的一些问题。 2 房地产企业工程项目采购供应商管理体系的构建, 重点对房地产企业工程项目采购管理组织, 采购供应商资料库的建立, 资 格预审, 供应商选择与评估, 供应商绩效管理等方面进行分析。 3 案例分析。 基于中信?台项目已基本完成的采购管理实践工作, 从入围供应商的选择与确定开始,
3、 对供应商建立评价指标, 并对其进行模糊综合评价分析; 基于工程项目的实际情况, 建立不同的供应商合作策略, 对供应商整合管理等方面进行技术分析;结合对供应商的短期日常管理和长期日常管理的评估分析, 提出对房地产企业工程项目采购供应商整合管理有意义的优化措施。 4 总结论文所做的工作以及进一步的研究方向与建议。 本文是对中信地产?台工程项目采购供应商管理进行的个案研究, 但对当前处于快速发展的其他房地产企业,也具有一定的参考意义。关键 词: 工程采购;采购管理;供应商管理; 房地产项目;中信?台项目I 北京理工大学工程硕士学位论文 Abstract At present, Chinas rea
