13、ydeductsuchdefaultpenaltyorcompensationorexpensesordueamountfromthedeposit.9.3在本合同期限内，如有任何应由乙方支付的违约金、赔偿金、费用和/或其他应付款项，甲方可直接从保证金中予以扣除，乙方应在接到甲方书面通知后五(5)天内补足该部分保证金。Duringtheleaseterm，ifthereisanydefaultpenalty，compensationorexpenseand/oranyotherdueamountthatshallbepaidbyPartyB，PartyAmaydeductsuchamountf
14、romthedepositandPartyBshall，withinfive(5)daysafterPartyAsonotifies.十、大厦及承租区域的交付状态：ThestateofthePremiseswhendelivery：甲方按现状交楼，具备办公条件。PartyAwilldeliverthePremisesatas-it-isbasis，whichsatisfiestheconditionsasoffice.十一、甲方的权利义务：PartyA‘SRIGHTSANDRESPONSIBILITES：11.1甲方在本租赁合同规定的期限内将房屋交付乙方。PartyAshallde
15、liverthePremisestoPartyBwithinthetermspecifiedherein.11.2甲方保证是房屋的合法权利人，有充分的权利出租房屋。PartyAshallensurethatitislegalownerofthePremisesandhavefullrighttoleasethePremises.11.3甲方的权利保留PartyAmayreservethefollowingrights.11.3.1使用公共设施;tousethepublicfacilities;11.3.2进入房屋内对公共设施进行检查和维修。甲方行使该项权利时，应提前通知乙方，紧急情况除外。toenterintothePremisesforcheckandmaintenanceprovidedthatPartyAshallinformPartyBinadvanceexceptunderemergency.11.3.3在发出通知后(紧急情况除外)，有权暂停大厦设施进行维修和维护，可能导致水电的中断。甲方无需为此承担责任。Torepairandmaintainthefacilitiesofthebuildingwhichmayresult
