2、pervised by Prof. Ma Zhili Specialty: M.SCollege of Construction Management & Real Estate of Chongqing University, Chongqing ChinaJune, 2014中文摘要摘要我国经过了三十年改革开放的迅速发展,经济实力已经跃居世界第二,人民生活水平也不断提高,居民需求不断得以满足。然而,随着人口老龄化趋势在我国的加剧,老年人的养老需求出现了新的情况和挑战,如何在经济不断发展的同时满足不断变化的养老需求成为亟待解决的问题。实践中,国外的养老产业发展较早,通过分析国外的养老产业发展

3、,结合自身实际发现,养老地产的出现可以解决大量养老需求,而不同的养老地产案例在我国的实践较少。因此,分析不同养老地产运营模式,并试图构建养老地产运营模式理论中的影响因素成为本文着力解决的问题。本文通过五个部分的研究内容对上述问题进行分析:第一,绪论部分分析我国养老产业发展的现状,充分阐释养老地产在我国发展的必要性,提出本文的研究意义、研究方法和研究框架;第二,养老地产运营模式的理论分析,通过对养老概念、养老地产概念的深入分析,研究养老地产的核心内涵,并结合对运营模式的理论研究,界定养老地产运营模式的理论概念及要素;第三,国外养老产业的研究及经验借鉴,分别对美、英、日、德四国的养老产业的发展情况

4、进行分析, 并从中总结经验;第四,养老地产运营模式下的各个案例研究,分别选取四种不同的运营案例进行研究,通过研究它们的开发思路、规划设计、销售模式、市场反响等得到不同案例的结论;第五,养老地产运营模式的影响因素分析,根据案例分析结论和运营模式要素选取影响因子,用影响因子对不同养老地产运营模式进行评估,最后根据评估结果进行影响因素整合。通过研究得到结论:对不同养老地产运营模式的影响因素进行评估及整合, 得到养老地产运营模式的影响因素表,并且分别对 8 个影响因素的内涵和措施进行具体阐述。关键词:养老地产,运营模式,养老产业,影响因素I英文摘要ABSTRACTThe rapid developme

5、nt of our country after thirty years of Reform and Opening-up, the economic strength of our country has ranked second in the world, peoples standard of living is also rising, which continue to meet the needs of the residents. However, the trend of the aging of population is exacerbated in China, new

6、 situation and challenges of the needs of the elderly has being happened, so how to satisfy the pension demand with the continuous economic development becomes an urgent problem to be solved.Foreign pension industry development earlier in practice, through the analysis of foreign pension industry de

7、velopment combined with our own actual, real estate of pension service can solve a lot of old-age pension demand, and the cases of different real estate of pension service in our country are less. Therefore, the analysis of operation mode of different real estate of pension service, and tries to est

8、ablish the influencing factors of real estate of pension service, which are problems that need to solve in this article.This article analyses these problems through five parts: first, full explanation of the necessity of real estate development in China, analysis of the current situation of the deve

9、lopment of Chinas pension industry, put forward the significance of this research, research methods and research framework; second, analysis of the theory of real estate of pension service and operation mode, through deeply analysis on the concept of pension and real estate of pension service, which

10、 research the core connotation of real estate of pension service, combined with the theoretical research on operation mode, that the theoretical concepts and factors of operation mode of real estate of pension service; third, research and experience of foreign pension industry, analysis of the devel

11、opment situation of pension industry to America, Britain, Japan, Germany, and summarize the experience from various cases studies; fourth, case study of real estate of pension service operation mode in China, and selects four different operation case to study, that gets different conclusion through

12、case study of their development, planning and design, sales mode, marketing response; fifth, analysis of influencing factors of operation mode of real estate of pension service, and to select influencing factors according to the conclusion of case study and theory of operation mode, that to evaluate

13、 different operation mode of real estate of pension service by influencing factors, in the end to integrate the influencing factors according to the assessment results。VIIIt come to conclusion through the research: assessment and integration of different impact factors of operation mode in real esta
