Party B shall pay the call charge actually incurred each month.其它费用：Other charges：在租赁期内，乙方承租单元所用的电由大厦的物业管理机构每月按实际耗用量结算，乙方按单缴付。免租期内承租单元所用的电费由乙方支付。During the lease term， the electricity consumed in the Premises shall be paid by Party B to the Management Departmen
9、t in accordance with the actual consumption appeared on the bill of the Management Department. Party B shall pay for the electricity consumed in the Premises during the Grace Period七、支付方式：Payment：租金应按 预付，免租期届满后，乙方于应付款月的第【 】号前向甲方支付下期租金。The rent shall be paid on basis. If there is any default penalty or pensation or expenses incurred due to the breach of Party B and/or any due amount that Party B fails to pay， Party A may deduct such de
14、fault penalty or pensation or expenses or due amount from the deposit.在本合同期限内，如有任何应由乙方支付的违约金、赔偿金、费用和/或其他应付款项，甲方可直接从保证金中予以扣除，乙方应在接到甲方书面通知后五天内补足该部分保证金。During the lease term， if there is any default penalty， pensation or expense and/or any other due amount that shall be paid by Party B， Party A may ded
15、uct such amount from the deposit and Party B shall， within fivedays after Party A so notifies.十、大厦及承租区域的交付状态：The state of the Premises when delivery ：甲方按现状交楼，具备办公条件。Party A will deliver the Premises at as-it-is basis， which satisfies the conditions as office.十一、甲方的权利义务：Party AS RIGHTS AND RESPONSIBILITES：甲方在本租赁合同规定的期限内将房屋交付乙方。Party A shall deliver the Premises to Party B within the term specified herein.甲方保证是房屋的合法权利人，有充分的权利出租房屋。Party A shall ensure that it is legal owner of the Premises and have full right to lease the Pr
